Not yet reviewed by a lawyer

This notice was written by the team building the site, from what the site actually does. It has not been reviewed by a lawyer and it has not been checked against the Sultanate of Oman’s Personal Data Protection Law or against any other statute. It must be reviewed and, where necessary, replaced before this site goes live.

It is published in this state deliberately. An accurate description of what the site does is more use to a reader — and to the lawyer who reviews it — than boilerplate copied from another company’s website.

Imagery

Photographs and renders on this site are supplied by developers. Renders are illustrations of an intention and may differ from the delivered property in layout, finish, outlook and scale. Furniture, landscaping and views shown in a render are not part of what is sold unless a signed document says so.

1 of the 61 homes we currently list carry no gallery photography. On those listings the site shows the single photograph it has and says so, rather than borrowing images from another unit.

Prices

Prices are in Omani rials and are indicative. They are the developer’s or owner’s asking price at the time the page was built and can change without notice to us. Conversions to other currencies are approximate, are for orientation only, use the indicative rate printed beside them, and are not a quotation.

Completion dates

Every completion or handover date quoted anywhere on this site is the listing’s own wording, reproduced as received. None of them is contractual and none of them is a promise by Alwalaa.

Areas, bedrooms and bathrooms

Areas are as published by the developer and may be measured on different bases from one development to another. Of our 61 listings, 11 publish no internal area and 9 state no bathroom count; those are shown as absent, and a price per square metre cannot be calculated for them.

Residency

Freehold ownership in Oman’s designated developments can make an owner eligible to apply for residency. Eligibility is assessed and decided by the Royal Oman Police against the property and the applicant’s own file — not by the developer, and not by Alwalaa. Owning a property does not grant residency, and nothing on this site describes it as permanent or lifelong. The fuller statement is here.

Computed figures

Counts, price ranges, bedroom ranges, area ranges and district splits shown across this site are computed from Alwalaa’s own 61 listings, read live from our own system. They describe our inventory. They are not a market index and should not be read as one, least of all for the communities where we list only one or three homes.

Each of the 7 award captions on this site is transcribed from the artwork visible in the photograph of the certificate or trophy. Nothing is inferred. Two event names and the award dates are still to be confirmed by Alwalaa.
