Property-owner residency

Oman’s official service provides a two-year residence visa for owners of residential units within Integrated Tourism Complexes (ITCs). A property purchase does not guarantee approval.

Can family members apply?

A separate official service covers the foreign spouse and first-degree family members of a residential unit owner who holds an owner’s residence permit.

Before you reserve a property

  1. Confirm the unit’s title, ownership eligibility and completion status.
  2. Ask for the price, payment schedule and ongoing service charges in writing.
  3. Check the current visa conditions for your property and circumstances with the relevant authority.
  4. Take independent legal advice before signing.

These services do not describe every residency route available in Oman. Requirements and fees can change. The Royal Oman Police decides applications; Alwalaa can help you obtain property information.
